Planning proposal for 101 - 103 Lilyfield Road, Lilyfield

Council resolved at its meeting on the 25 October, 2016 (C1016 Item 13) to publicly exhibit a planning proposal that seeks to change Leichhardt Local Environmental Plan 2013 (LEP 2013) as follows:

  • increase the sites Floor Space Ratio (FSR) from 0.5:1 to 1:1. Floor Space Ratio is the ratio of a building’s overall floor area to the size of its site.
  • allow ‘restaurants or cafés’ and ‘takeaway food and drink premises’ as additional permitted uses on the site with the floor space of such uses restricted to 50 sqm in size
  • amend the FSR and additional permitted uses LEP 2013 maps accordingly

  • Council approves the planning proposal subject to conditions

    Council considered the report including all community comment at its meeting on 25 July 2017 and approved the planning proposal subject to conditions

    • Complete the drafting of a voluntary planning agreement in consultation with the Proponent and exhibit the Agreement in accordance with the Environmental Planning & Assessment Act 1979;
    • Include a height of building control that states the maximum height of the development is 5 storeys or RL 35.73 to the top of the lift overruns.
    Next steps

    The voluntary planning agreement will go on public exhibition for community comment in 2018. Once that is completed Council will consider...
